Attracting the right tenants is fundamental.  Collectively, we have many years’ experience successfully letting property in and around Chandlers Ford.  All our staff are local property experts.  We will provide a free, no obligation rental valuation service which will include listening to your individual needs, understanding your position and requirements, considering local supply of stock, researching rental trends and reviewing the condition of your property.

As part of our Fully Managed Service, we arrange for a professionally compiled inventory of the property's contents and condition, carried out by an independent inventory company.  This will give you a detailed and accurate written and photographic snapshot of your rental property both internal and external, including condition, decorative order, fixtures, fittings, meter readings and any contents included.  Throughout the course of the tenancy, regular quarterly inspections will be carried out to help protect your investment.

We offer the full range of different service levels from Tenant Find Only, to Rent Collection and Fully Managed.

Depending on your circumstances you can choose a service that best suits your needs and personal requirements.

 

Fully Managed

This a full and comprehensive service which is the most popular with our landlords as it relieves you of all the day-to-day hassle by ensuring issues are dealt with promptly.  Regular inspections provide you with an accurate record of the condition of the property and highlights any areas of concern.

Rent Collection

For landlords who wish us to administer their rent but deal with repairs and maintenance themselves, we offer a rent collection service.  We market your property following our initial visit, arrange accompanied viewings, find a suitable tenant for your property, run full tenant referencing checks, organise a professional inventory and draw up all the necessary legal paperwork for sign up and move in.  We also collect and transfer the first month’s rent, deposit and ongoing monthly rental payments, chasing any late rent payment when necessary.

This service is suited to landlords wishing to manage the maintenance issues for their own properties but pass on the tenant find and rent collection duties to Sparks Ellison.

Tenant Find Only

This is broadly the same service as Rent Collection but minus the collecting and transferring rental payment service and detailed inventory.

This service is more suited to experienced landlords wishing to have a higher level of involvement in the letting of their property.
